Arranging your TM44 inspection with us
(U.K. wide). Air conditioning inspections are a legal requirement and must be carried out every five years. This is why our advanced reports are designed to provide tangible results that save you running costs from day one.

What do I get from a TM44 inspection
The purpose of a TM44 inspection is to provide the building manager/owner with advice on how to best manage their HVAC systems and how to reduce the energy consumption through changes in operation, controls, and maintenance. The majority of air conditioning inspections simply ensure your compliance with no actionable recommendations. Instead of just ticking boxes, however, we also provide:
- A supplementary, clear, actionable report that any department can understand; tailored to your inspection; advising on the inefficiencies, best practices, and potential cost savings and carbon impact of your AC system.
- An asset list and F-Gas list (value by our AC service customers).
- A full inspection on your entire system – not just a fraction of the units.
- A seasoned HVAC engineer, who’s efficiency means you always receive your report within one week (first draft in 72 hours).
- Energy consumption of individual systems based on anticipated hours of operation.
- A swift, non-intrusive inspection requiring as little on-site support as possible.
Bog-standard TM44 inspections provide our clients with little to no value, hence we have opted to only provide the advanced reports.

Why do I need a report?
Or want one...
- Compliance
- Read about meeting U.K. regulations here
- Support your B Corp targets
- Meet basic ISO 9001
- Energy efficiency
- Like any aspect of your building, regular maintenance is key to ensuring it continues running smoothly and efficiently. To achieve the highest EPCs, for example, upgrading your insulation, windows, building materials etc. is needed. Investing in your AC system is the same, and ultimately leads to…
- Cost savings
- Improve your net-zero
Our technicians are trained to identify potential problems before they become major issues, saving you time and money in the long run.

What will it cost?
'Cheap as chips' is available - but not through us.
- Level 3 energy assessors are limited to buildings which have ‘basic’ split type systems installed with no mechanical ventilation. Think of these as a simple external unit connected to a simple internal unit.
- Level 4 applies to more complex buildings with systems such as Chillers, Air Handling Units and mechanical ventilation systems in general.
You can look around for a ‘cheap as chips’ certification of your system. These will often be 50% of the fee we charge. Note, these inspections test a fraction of your system and cover the lodgement of your certificate only. Our HVAC engineers are equipped to identify any issues, make necessary repairs, and ensure your system is running at peak performance. Supplementary reports that can be understood across departments are provided with every inspection that allow our clients to implement efficiency improvements that pay off the cost of your inspection in the long-run.

The technicalities
Since 2011, buildings that have a combined total cooling capacity of greater than 12kW need to have their systems inspected by an accredited assessor every five years. We cover all aspects of your system including the condenser, compressor, evaporator, and refrigerant levels.
Because we assess every system on-site, we are able to provide accrual potential savings metrics based on our findings. Majority of the time these energy saving opportunities don’t require any financial outlay.

Don’t wait until your air conditioning system breaks down or your energy bills skyrocket. Our primary objective is to take the burden of energy and building-related compliance off your hands, so you can focus on keeping your occupants and tenants happy. In addition to TM44 inspections, together with our associates across the UK, we can provide you with EPCs, DECs, ESOS, ISO9001 and more.
